Average rent rates in Poznań – Q1 2025 Report

In March 2025, the average rent for an office in Poznań was 64.30 PLN net per square meter. This is a specific number resulting from the analysis of 87 of our current offers and 42 contracts signed through Fairofoffers in the last three months. If you are looking for a premises, you must know that the asking price and the price on the contract are two different things.

Poznań Center holds the price, but there are exceptions

The area around Wolności Square and Święty Marcin Street is still the most expensive point on the map. In the first quarter of 2025, rates in modern Class A office buildings here oscillate around 67.80 – 74.40 PLN per meter. However, we see that older office townhouses at Garbary are beginning to compete strongly on price, going down to even 48.50 PLN. For a company employing 8 people, such a difference means savings of around 2,400 PLN per month, which on an annual scale gives almost 29 thousand left in the pocket.

It is worth noting that building owners in the strict center more often agree to longer rent-free periods now. For every 12 months of lease, we manage to negotiate an average of 1.5 months without paying rent. This is a reaction to the fact that many smaller firms are escaping towards Jeżyce or Wilda. In the Center, you pay for prestige and proximity to offices, but parking is still a headache. (By the way, one parking spot in an underground garage is now an expense from 430 to 620 PLN per month).

Analyzing 19 recent inquiries for offices in the center, we noticed an interesting change. Entrepreneurs no longer ask for marble in the lobby, but whether the windows open and how loud the air conditioning is. Jeżyce has become an office hit for a simple reason: people just want to work here. The average rate for an office in this district is currently 58.70 PLN. IT companies and design agencies are most likely to choose lofts or revitalized post-factory buildings. In Q1 2025, we noted that the rental time for an office in Jeżyce is the shortest in all of Poznań. An average of 24 days pass from the publication of an offer on our site to the signing of a contract. That's 12 days faster than in Winogrady.

Grunwald, in turn, attracts companies needing larger space and better access to the A2 motorway. Here, prices are stable and amount to about 53.20 PLN per meter. If you run a trading company and your representatives have to leave the city often, this is the best direction. We checked 14 buildings in this area and most of them offer free parking spaces for guests, which is practically impossible in the center. This is a minor detail that real impacts the comfort of your clients.

We often encounter the question of whether it is worth taking an 'open space' standard office. In Grunwald, owners are very flexible – for 3-year contracts, up to 78% of them agree to put up partition walls at their own expense. Thanks to this, you avoid renovation costs, which at today's material prices amount to about 1,100 PLN per linear meter of wall.

Operating costs – the hidden budget eater

Rent itself is not everything and tenants often forget this. In Q1 2025, the so-called 'service charge', or operating fees, went up by about 14% compared to last year. In Poznań, you must count on an expense from 19.30 PLN up to even 28.60 PLN per meter. This covers security, cleaning common areas, electricity in corridors, and garbage collection. In office buildings in Wilda, these rates are usually 3-4 PLN lower than in modern glass towers by the station.

We happened to analyze the contract of a client who, before coming to Fairofoffers, signed a lease in a Class B office building. The owner added a fee for snow removal from the roof and elevator maintenance as extra costs, which raised the real rate by 6.50 PLN above the market norm. Forecasts for the rest of 2025

We expect that by the end of the year, rent rates in Poznań will increase by another 3-4%. This is mainly due to the high costs of financing new investments.
