Reduction of vacancies in the office building on Dymka Street
The owner of an older office building had a problem renting the last 3 modules. After adding 3D tours on our platform, the premises found tenants in 19 business days.
The office building on Dymka 2 Street struggled with a dead season. Three premises stood empty for over six months, generating losses of 11,400 PLN per month from operating fees alone.
The challenge
The owner tried everything: ads on portals, banners on the facade and cooperation with agencies. The problem was that potential tenants wasted time on commutes in traffic jams to find on-site that the wall layout didn't suit them. We had 3 modules (42 m², 58 m² and 114 m²) that had been stuck in a deadlock for 184 days. Each live presentation took the manager about 45 minutes, and most of them ended with a short: 'we'll think about it'.
Our approach
Instead of throwing up more flat photos, the Fairofoffers team entered the building with a 360 camera. In 3 hours and 12 minutes we performed a full scan of the available premises. We prepared precise 2D plans showing every socket and water connection. We eliminated fluff in descriptions – we focused on hard data about floor load capacity, fiber optics speed, and parking costs. The offer went on our platform with a native 3D tour option.
The solution
We implemented a system of virtual inspections. Thanks to this, interested entrepreneurs could 'enter' the office at 10:00 PM sitting at home. A tenant from the IT industry, who was looking for the largest module, went through the 3D tour 14 times before even calling. When we finally met, they knew exactly where the server room would be and where the coffee machine would go. We shortened the decision-making process from weeks to single days. (By the way, the manager admitted that for the first time in a year they could eat dinner peacefully because the phone stopped ringing with questions about the door width).
Results
All three premises were rented in less than three weeks. The building reached 99.5% occupancy for the first time since summer 2023. The owner saved 4,800 PLN on commissions for brokers because the tenants came directly through the Fairofoffers platform.
